You cannot be everywhere. We can be there. Owning a home in Spain takes time and presence: someone to look in, let people in, deal with the post and the paperwork, and tell you honestly how things are. That is what we sell: our time, given where you cannot be, by people you can rely on.
It works in layers. Standby, at €2 a day (€60 a month), keeps your keys and post in safe hands and is included in every package. Three care packages add regular visits and more of our time. Bolt-on extras can be added or removed month by month, and anything else is paid per trip or by the hour. The price depends on how much you hand over to us and how far we travel, never on who you are.
All prices are in euros. Prices for private owners include IVA at 21%. Landlords and companies are invoiced the price before IVA, plus IVA; where both are shown, the second is the price before IVA.

Three care packages
Each package gives you a set share of our time. Prices depend on the type of home: an apartment or townhouse without a private pool or garden, a house or villa with a pool or garden, or a large villa. The hours shown are our estimate of the time we give each month, including driving and reports. Outside Zone A a travel charge per visit is added.
Residence Essentials · someone there when you can’t be
Two visits a month, with your post collected on every visit and a photo and video record of every visit; key holding and mail service included; the house aired; utilities on and off; cleaning and repairs arranged; updates by WhatsApp or email in English, Spanish, French or Italian.
Residence Signature · checked every week
Everything in Essentials, with a visit every week, a pool chemical test on every visit, our analysis of the property and garden with advice and an offer to put right anything we find, and storm watch: an extra check after any AEMET orange or red warning, up to one a month.
Residence Private · your time back
Everything in Signature, plus staff and supplier coordination, arrival and departure preparation, IBI, basura, community fees and utilities paid for you with a monthly statement, an after-hours line (up to two calls a month by phone), remote access codes for your visitors, one let-in a month for your cleaner, gardener or builder (Zones A to C), and a bottle of our own wine waiting for you on arrival, once a month.

Ways to pay
If a prepaid agreement ends early, for example because the property is sold, unused whole months are refunded at the standard monthly price.
Vacant Property Checks · commercial buildings and land
Documented security and condition checks of empty shops, offices, warehouses, farms and factories, with a time-stamped photo report after every visit. Prices for businesses, shown before IVA, plus the area surcharge. We decline any site we judge unsafe. About Vacant Property Checks →
Keys and access
Your keys are kept in a locked safe, labelled with a code rather than your address, and every key that leaves or comes back is recorded. We hand over keys or open the door only on your written instruction by WhatsApp or email naming the person, and we check their identification when we meet them.
An attended trip covers letting someone in and locking up after them, or delivering or collecting keys, with up to 30 minutes at the property. The price depends on the road distance from our base.
If we open up and need to come back later to lock up, the return is a second attended trip. If the person we are meeting has not arrived after 60 minutes, we leave and the trip is charged. Cancellations with less than 12 hours’ notice are charged in full, and between 22:00 and 08:00 the after-hours rates apply. We open and lock up; we do not supervise work, or answer for the work or conduct of the people you send, unless you book our time by the hour.
For someone who comes regularly, such as a gardener, cleaner or builder, we suggest the most economical arrangement for your property: a smart lock or key safe with a code for each person, a key held by your contractor against a signed receipt, or their visit arranged on your plan visit day.
One visit, one price: any visit can be an inspection or an arrival preparation for you or your guests. It is charged once, never twice.
Specialist services
App alerts from a smart security kit are not a monitored alarm. A monitored alarm with police response must be contracted with a licensed security company; we can arrange one at your cost.
When we are available
Messages are answered personally every day, 08:00 to 22:00. Between 22:00 and 08:00 we can help by phone or attend in person, at the after-hours rates below. A licensed security company with 24-hour alarm response can also be arranged, at the owner’s cost.
For everyone’s safety, after an alarm or a suspected break-in we never enter or approach the property first. We contact the alarm company and, where needed, the police, and attend once they have checked the property.
The visit schedule, response hours and exact scope for your home are confirmed in your written service agreement. Contractor invoices, materials, official fees and fuel for third parties are paid separately, at cost, unless your agreement says otherwise.
Services outside your package
Hourly services run from 08:00 to 22:00. After hours means 22:00 to 08:00: by phone we call the alarm company, police, a key holder or a trade for you; attending in person is charged per hour plus the area surcharge.
