Checks
What it is
Regular, documented checks of empty commercial buildings and land: closed shops and supermarkets, offices, warehouses, farms and factories. For owners, banks and asset managers, landlords and liquidators who need to know the site is secure and in the state they left it.
A typical visit
We check the perimeter, gates, doors, shutters and locks; look for signs of entry or occupation, leaks, damp, fire risk and dumped waste; check that meters and utilities are in the agreed state; and collect post and official notices. Every visit ends with a dated, time-stamped photo report on a standard checklist that you can share with your insurer or lender.
What it is not
These are visual security and condition checks. They are not a technical building inspection, structural survey or legal report, which in Spain are carried out by qualified architects and engineers. If we see something that needs one, we tell you.
Safety first
We look at every site before we agree to care for it, and we decline any site we judge unsafe. We never enter a building where there are signs that someone may be inside. After an alarm or a suspected break-in we contact the alarm company and, where needed, the police, and attend once they have checked the site.
Prices
Prices for businesses are shown before IVA. A small unit such as a shop or office under 500 m² is €70 + IVA a visit; a medium site such as a supermarket or warehouse of 500 to 3,000 m² is €110 + IVA; a large or multi-building site such as a farm, factory or estate is from €180 + IVA, quoted after we have seen it. Visits are weekly or fortnightly, plus the area surcharge. Key holding and after-hours help are available at our published rates.
