What it is
Regular, attentive care for your residence, so you always know its condition and never have to chase.
A typical visit
We check doors, windows and locks, look for leaks and damp, test lights and power, give the air conditioning a visual check, and note anything unusual, from odd smells to signs of damage. We also look at security and the mailbox, and send you a short report with photographs.
Every visit, checked
After storms or an AEMET weather warning for your area, we check the outside of the property and let you know, without being asked. See a sample visit report.
Vehicle care & ITV
If you keep a car in Spain, we look after it too. We collect it, take it to its ITV, Spain's official vehicle inspection (the equivalent of the UK MOT), and to a trusted garage when it needs a service or repair, then return it to the residence. The garage carries out and invoices the mechanical work, and any quote is confirmed with you before work starts. Our time is charged at our published hourly rate. We need the keys, the vehicle's papers and insurance in force.
Packages
It works in layers. Standby, at €60 a month, keeps your keys and post in safe hands. Residence Essentials adds two visits a month with a photo and video record of every visit and your post collected; Residence Signature, a visit every week with a pool test, our analysis of the property and garden, and storm watch; Residence Private, the house run for you, with bills paid, an after-hours line, arrival preparation and a let-in each month. Each package is priced by the time a visit takes, from €150 a month for an apartment and €195 for a house with a pool or garden, and extras can be added or removed month by month. Keys and access
Your keys are kept in a locked safe, labelled with a code rather than your address, and released only on your written instruction. We can let in your cleaner, gardener or builder and lock up after them, deliver keys to someone you name, or you can collect them from us by appointment. For people who come every week, a smart lock or key safe with a code for each person is usually the most economical answer. See the key and access rates.
